10 Tips Under $100 for Making Your Home Shine for Selling

Buying, selling, or moving is stressful times for any one. Often it’s better to just get it over with as quickly as possible. In this case, success comes from organizing the project (buying, selling or moving) and paying attention to the details along the way. When selling the details are about what makes your home stand out or “shine” compared to another. Here are 10 tips, for under $100, we found that really help a home stand out and often make the difference between selling or sitting on your home.

  1. Curb appeal – we know you’ve heard it before but mowing the lawn, watering down the pavement and placing a few fresh pots of flowers offer a sense that you are welcoming guests to your home. Yes, potential home buyers are guests that you are asking to give you a large sum of money, so put on your very best. (3 Pots of flowers – $39)
  2. Freshly painted front door is another sign that you care about your home and hope they will as well. (1 quart of paint $9)
  3. New entry rugs – the small one outside the front door and inside the front door. ($40)
  4. Open your window blinds or shades –pull back the curtains and let natural light in.
  5. Light a candle – any time of the year prior to guests arriving. *But be considerate of not using a super strong floral smelling candle. If the odor is too strong people will want to leave as soon as they arrive. We recommend “vanilla” or “cookie/cupcake” baking fragrance. ($12)
  6. A bowl of fresh fruit on the table and counter for added color and freshness.
  7. Clean, clean, clean and then clean again. People are naturally drawn to cleaner environments.
  8. De-clutter walls, rooms, and surfaces. You don’t want people distracted when looking through the home.
  9. Boost your lighting. Make sure you have fresh light bulbs and lots of light. Turn on lights in every room as a welcoming effect.
  10. Visit other homes for sale. See what attracts you and what distracts you and then go home and prepare your home for selling quickly.

And one more thing, have your realtor do a walk-thru with you. Share with them ahead of time that you want their honest opinion on what you need to do. As a real-estate professional they see hundreds of homes and they know what homes sell quickly and what homes have a tendency to sit on the market. Listen to them, they know what they are doing and are YOUR advocate.
